What Got Economy Treatment (Smartly)

Floor tiles — Master tiles (mid-range, indistinguishable from imports at this size)
Doors — Solid ash wood (skip oak/teak for 5 marla — overkill)
Wardrobes — MDF + laminate (decided to upgrade to plywood in 5-7 years)
Standard sanitary (other bathrooms) — Master brand
Facade — Falcon stone accent panel + premium paint (not full marble)
Lighting — Selective LED + Clipsal (no smart home for now, pre-wired for future)

Lessons Learned

1. Quality where invisible matters most. Structural + MEP + waterproofing — never compromise. These are expensive to fix later.

2. Pre-wire for future upgrades. Smart home conduits + extra sockets cost minimal during build, painful to add later.

3. Master/Sonex tiles look great. At 5 marla scale, imported tiles don't add visible value. Pakistani brands deliver.

4. Open-plan ground floor. Made 5 marla feel like 7-8 marla. Best decision in design.

5. Choose contractor not just price. Owner had 4 quotes. Picked 2nd-cheapest after reference checks. Lowest had red flags in past work.
